Questions hosts ask
Do I have to leave Booking.com?
No — and for most properties we’d advise against it. The OTA brings you guests you’d never reach; the direct channel makes sure the guests you do reach yourself don’t cost you 15–25%. The two run side by side.
What about rate parity?
Check your own OTA contract terms — parity rules vary by market and have been restricted or banned in several EU countries. Many hosts keep the same headline rate everywhere and win on the direct channel through value (better cancellation terms, welcome extras, direct contact) rather than undercutting.
Does Milatos sync my calendar with Booking.com?
No — Milatos is a direct-booking channel, not a channel manager. You manage blocked dates in your Milatos dashboard. For a small seasonal property with a handful of units this takes minutes a week; if you need automatic OTA sync, keep a channel manager and add Milatos alongside it.
Is there really no monthly fee?
Really. 2% per confirmed booking with a €1.50 minimum is the entire price list — billed once a month for the previous month’s bookings. Zero bookings = zero invoice.
